FULL RENTAL PROPERTY MANAGEMENT
No Upfront Fees: No payment is required unless pre-rental projects or improvements are needed.
Marketing: We advertise properties on popular platforms, including yard signs, Craigslist, Zillow, Turbo Tenant, and Facebook Marketplace. Market time varies based on rent rate, location, and owner requirements.
Tenant Screening: Comprehensive background, income, and rental verification to secure reliable tenants.
Property Showings and Lease Signings: We handle all showings and ensure lease agreements are clearly signed.
Transparent Fees: After the property is rented, we retain half of the first month’s rent (covering advertising, screening, etc.). Ongoing management fee of 10% of monthly rent after the initial move-in month.
Flexible Maintenance: Owners can choose to handle their maintenance or authorize us to manage repairs, with the option to set approval thresholds for expenses.
Monthly Statements: Detailed statements are sent on the 10th of each month, including rent collected minus management fees and any incurred expenses.
Additional Services: Access to affordable process servers and notary services.
EVICTION SUPPORT SERVICES
Eviction Process Management ($175 per case, plus $58 filing fee and any additional costs): Preparing and filing Petitions and Summons for Forcible Entry & Detainer actions. Serving legal documents. Court attendance to obtain judgments. Sheriff lock-out assistance (additional $126.64 fee if required).
Lock-Outs and Move-Out Inspections: Owners can perform these independently; this service does not cover lock-out assistance.
TENANT SCREENING SERVICE
Thorough Background Checks: Online background verification in Oklahoma court systems; if applicants recently moved from another state, additional background checks are performed where accessible.

Optional Applicant Fee: We recommend making this fee non-refundable and payable by the applicant, which would save property owners costs.
COLLECTION SERVICES (20% OF AMOUNT COLLECTED)
Garnishment of Wages or Bank Accounts: We can manage garnishments for property owners with a money judgment, provided certain criteria (such as income source) are met.
Garnishment Filing Fees: A $126.64 garnishment filing fee plus a $10 mailing fee, both reimbursable through garnishment.
Employment Verification: We verify or locate the debtor’s employment to ensure garnishment effectiveness.
Monthly Reporting: Collection proceeds are remitted to property owners on the 10th of each month, along with an invoice for the 20% collection fee.
Release of Judgment: We file a Release & Satisfaction of Judgment once the debt is satisfied.
PROCESS SERVING
Single Document Service: $65 fee per document, with discounts available for high-volume or ongoing clients.
Included in Eviction Service: The $175 fee covers process serving for property owners utilizing our eviction support.
